As soon as we have completed our due diligence to legally let your property, we will immediately commence the marketing process. This includes, digital photos, video tours and measurements. Floor plans and brochures are included in our service at no extra cost

We advertise your property across several platforms, including Zoopla, Prime Location, social media and our own website.  We also have a list of pre-screened strong potential Tenants that we mailshot to generate immediate interest, 

We pre-screen all applicants before booking in viewings.  This way we can ensure that we are conducting viewings for only suitable tenants making the process more stream lined. We accompany all viewings and obtain feedback within 24 hours.

When properties are high in demand, we may undergo block viewings, which often leads to more than one applicant interested in going ahead.  We always discuss the options to ensure that the most suitable tenant is found.  We will provide basic information for each applicant such as, what constitutes the household, the total household income, whether a guarantor can be provided, etc.  Once we have your approval, we then proceed to the application stage.

A holding fee is collected from the applicant in order to secure the property, and allow them up to 10 days to complete the full application process, usually we complete this much quicker. We conduct full employment and landlord referencing, credit checks, right to rent checks and full guarantor vetting where applicable.

Once all documents have been verified and vetting is complete on all named tenants and their guarantor, we electronically circulate the tenancy and landlord agreements, alongside the other important and legal literature that must be provided.  

Alongside the agreement, we collect the security deposit (equivalent to 5 weeks rent), and remaining rent payment for the first period (i.e monthly, quarterly etc) from the new Tenants. The deposit will be secured immediately via the government approved Tenancy Deposit Scheme (TDS), and the prescribed information and deposit certificate will be circulated to all parties.  The new tenants will not be moved in until all monies have been received and agreements are signed by all parties,
