We strongly believe that if Landlords and Tenants look after the welfare of each other we can build a long lasting mutual and trusting relationship.
Please ensure your rent payments reach on or before your rent payment date, whether that is monthly or quarterly. If we do not receive your payment by 3pm on the due date, you will receive a request for payment.. We recommend that you set up a standing order with your bank to avoid the risk of late payments and incurred charges. If you have any concerns about your rent, please contact us immediately, so we can advise you with options available to you.
We provide a descriptive inventory with colour photos detailing the items, condition and any defects within the property when you move in. It is important you read through this as raise any discrepancies within the first week of key handover, as this report is used to when returning your deposit at the end of your tenancy.
We will provide you with our full support to ensure your home is as safe as possible, however it is important that you regularly refer to your tenancy agreement to understand your legal obligations and key responsibilities as a Tenant for maintaining the property to a good standard. You can also refer to your Tenant Handbook which offers you additional guidance. If there is anything you are unsure of, please feel free to call us, we are always here to help!
You must report any damages or maintenance requests immediately by using the contact form at the bottom of this page, alternatively you can email us directly. Please ensure you provide as much detail as possible with evidential photos or videos. Please remember you are not permitted to make any changes to any pars of the property, including decorating, without prior written permission.
We conduct property inspections every 3 months, which are arranged with prior notice and at a time and day that is suitable for you. We provide a full written report with colour photos to you and your landlord. This will be used alongside your move in inventory when releasing your security deposit at the end of your tenancy.
You have been provided with a list of emergency services within your handbook in which you should use as first instance. You will be able to contact us via Whatsapp if there are any other out of office hours emergencies, which will be dealt with swiftly and accordingly.
Please ensure these are emergencies only to avoid any liable costs to you.
Emergencies are instances in which cause immediate threat to you or the property.
We will contact the utility companies at the start of your tenancy to inform them of your move in, including meter readings. Please note, we only contact the suppliers for your gas, electricity, water and council tax, all other services such as broadband, TV licensing etc will be your own responsibility. Be sure to set up accounts with each supplier within the first few weeks to avoid receiving any inaccurate bills.
Rent can only be increased once within a 12 month period, Our agreement includes a rent review clause in which a Section 13 notice can be served to you with the minimum notice required. We will always ensure rent reviews are fair and reasonable.
Under the Immigration Act 2014, we are unable to allow you to reside in a property without a valid right to rent check. Therefore, please ensure that you immediately provide us with any new compliance documents, such as new passports and/or residence permits, and inform us with any other changes in circumstances or contact details, so that our records remain updated at all times.
