Property Management Service

We actively engage with tenants and keep regular contact with them to ensure your property is kept well and tenants are following their obligations.  Our fully managed services include the below but we are able to tailor to your needs, so if you are looking for anything specific, please don't hesitate to call us.

rent collection and arrears

Rent is collected from your Tenants on or before the rent pay date which is then transferred to you promptly. We take immediate action on any late payments and arrears.

securing deposit

Tenant's deposits are collected before move in and secured with TDS within 10 days of receipt.  Each relevant party will be sent the prescribed information and deposit certificate.  During move out, we will assess immediately, of any concerns that may require deduction for Tenant's deposits before releasing.

inventories and move ins / outs

We provide a descriptive inventory with colour photos detailing the items, condition and any defects within the property before Tenants move ins and move outs.  These will include meter readings for electric, gas and water.

Maintenance and repairs

Tenants report any damages or maintenance requests to us directly in which we will deal with in a timely manner.  We actively assess requests and balance Tenant's expectations in order to carry out reasonable works where required.

property inspections

To keep your mind at ease that your property is being well maintained, we make quarterly visits to the property and provide a full written report with colour photos.

out of hours/emergency call outs

Tenants will be able to contact us if there are any out of hours emergencies.  These will be dealt with swiftly and accordingly.

utility

We contact the providers for gas, electric, water and the local council to inform them of the tenants move ins/outs so they hold correct and accurate details for billing purposes. All other services like TV licensing and broadband services remain as the tenant's responsibilities. We also help with billing discrepancies should any occur.

3rd party enquiries

We are happy to help with any third party enquiries you may receive regarding the property, simply just direct them to us. This includes unwanted sales calls!

rent reviews

Rent can only be increased once within a 12 month period,  Our agreement includes a rent review clause in order to allow us to issue a Section 13 with the minimum notice required.

compliance updates

We closely monitor the compliance for each property.  You will be notified with sufficient time when certificates are due to expire, but you don't need to worry, we arrange to get this renewed for you.  We'll also inform you with any changes to legislations that would impact your rental property.
