GUIDANCE FOR PROPERTY COMPLIANCE

Energy Performance Certificate

It is compulsory to have a valid EPC which assesses the energy efficiency of the property, this is usually valid for up to 10 years.  The current legal minimum band to advertise and let a property in the UK is E rating.

Licensing

Dependant on the type of property and location, you may be subject to certain licensing criteria such as a HMO licence or a Selective Licence. Contact us if you are unsure whether you require a licence.

EICR

An Electrical Installation Condition Report (EICR), involves the inspection and testing of electrical installations to determine whether or not it is safe for occupiers. A copy of this certificate must by law, be provided to the tenants with the agreements. EICR typically are produced every 5 years, however can fall shorter depending on the guidance of the electrician. 

GAS SafetY RECORD

Landlords also have a legal obligation to provide the tenants with a valid Gas Safety Certificate, which must be carried out annually.  The gas safe engineer will carry out checks on all gas appliances and fittings in the property.

SMOKE and CARBON MONOXIDE DETECTORS

Before tenants move in the Landlord must ensure there are working smoke detectors on each storey of the building and carbon monoxide detectors in all rooms containing a fixed combustion appliance solid (typically powered by for example, gas, coal, oil, wood etc.).
